A leaking tank is not a repair
If water is coming from a fitting, a valve or a connection at the top, that is often fixable. If it is coming from the body of the tank itself, the tank has rusted through and it is done. There is no patch for that, and the failure gets worse rather than better.
This is worth understanding because a tank that has started to weep can let go completely, and forty to fifty gallons on a garage or hallway floor is the kind of thing our restoration side gets called for.
Hard water is the real enemy here
Inland Riverside County water carries a lot of mineral content. That sediment settles in the bottom of a tank, insulates the burner from the water, and makes the heater work harder for less hot water.
Symptoms are a popping or rumbling sound during heating, longer recovery times, and a tank that fails earlier than it should. Flushing helps if it is caught early enough.
Tank or tankless
Tankless units do not run out of hot water and they take up far less space, but they cost more up front, and in a hard water area they need periodic descaling to hold their efficiency. Retrofitting one into a house built for a tank sometimes means gas line and venting work, which affects the price.
A conventional tank is cheaper to install and simpler to service. For a lot of households it is still the right answer. We will tell you which one actually fits your house rather than steering you to the bigger ticket.
Time to look at it

- A tank more than ten years old, even if it seems fine

How long should a water heater last?
A conventional tank commonly runs eight to twelve years. Hard water shortens that, and an anode rod that was never replaced shortens it further. Tankless units generally last longer when they are descaled on schedule.
My tank is leaking. Can you fix it?
If the leak is at a fitting or a valve, usually yes. If it is coming from the tank body, no, and nobody honest will tell you otherwise. A rusted-through tank gets replaced.
Is tankless worth it?
It depends on your household and your house. Endless hot water and a smaller footprint are real advantages. The higher installation cost, the possible gas line and venting upgrades, and the descaling maintenance in hard water are real too. We will give you the honest tradeoff for your situation rather than a blanket answer.
Do I need a permit to replace a water heater?
In California, yes, water heater replacement generally requires a permit, and the installation has to meet current code including seismic strapping, the T&P discharge line, expansion control and proper venting. A contractor who wants to skip the permit is skipping the inspection too.
Can you come out today?
Often, and we run 24 hours for emergencies. A failed tank flooding a garage counts as one.
What is an anode rod and do I care?
It is a sacrificial metal rod inside the tank that corrodes on purpose so the tank lining does not. When it is used up, the tank starts rusting. Replacing it every few years is cheap and it meaningfully extends the life of the heater. Almost nobody does it, which is part of why tanks fail early.
